I kinda figured they had probably poisoned their own yard/burning it or something, to get away the grass, as it could have been in the way for their digging. maybe poison to get the grass to wither, and then the tree died naturally aswell.

(it could have been one of the first things they did and it slowly died, so nobody would suspect anything)

how did you figure it was in June? I mean, I always thought it was in the middle of the summer, since it seems that way to me, who has winter with snow - but Ray says to Art that he had gotten some tools from Carol's dad, and the way he says it makes me believe it's only been a month, tops since he got it.. (i'd think he would have showed it to Art sooner?) - and he also says to Werner in the ambulance, that he "just" (as in recently) got some new tools. ?? anyway. Do you have a link to the discussion? :D

About the Knapps, could it be that they had killed the Knapps, as it seem like they had just left town suddenly, and then written a "goodbye" letter, a fake one, signed from the Knapps, that they were selling the house to the Klopeks etc etc, and the real estate "broad" was just there to make it "official?" or something?

Mr Peterson gave us the thread about the date discussion. Further on I'm not to sure how this things work in the States but here in Sweden you can't just leave a goodbye letter and then have your house sold.

Here in Sweden it's always the seller that hires the real estate agent, so if the Knapps where murdered they couldn't sell anything.

A possible explanation could be that the Knapps didn't have any family so the government got the house, and hired a real estate agent to sell the house.

But then again this would take some time, you can't just sell someones house if they been missing for a week or two...

Usually family members should inherit the house if the Knapps were murdered. But no one knew they were killed, they simply vanished.

So.....The Knapps were murdered from the Klopeks because they wanted their house. They can't buy the house if people learn that the Knapps were killed because then probably someone would inherit it.

What would happen if they just vanished? Certainly the police would snoop around as well. And what would happen to the house? Hm, strange.

Alright: Klopeks kill the Knapps. They want the house. No one else is supposed to get it. The real estate broad sells it to them. The more I think about it I believe that the real estate lady is in cahoots with the Klopeks. She can take care that no one but the Klopeks move in. She can pretend that the Knapps moved away and gave her the order to sell the house. She was there to calm down the neighbours who'd ask questions like Art. And it was HER Hans was just about to reveal before Reube interfered with his "It's just me the boy and my brother the docter" sentence.

hey good theory about the real estate broad. maybe it's as simple as, they kill the Knapps, and she gets a fine slump of money if she just sells the house right to them or something (without asking questions). i mean,i'm sure werner is filthy rich, being a well respected pathologist.

and the killing had little or no clues, so the cops just let it go. i guess lots of these weird cases are just put away when they dont find any clues the first weeks.

I don't think it was ever official that the Knapps where murdered?

You can't just sell someones house, the owner (in this case the Knapps) have to sell the house. A real estate agent is brought in when the seller needs a buyer (the REA then finds buyers and helps the seller with all the paper work).

Both the seller and the buyer need to sign papers for it to be legit. So we know the "buyers" where the Klopeks and the sellers had to be the Knapps?

But if the Knapps got murdered then how could they sell their house?

Isn't the Knapp killing official? But even with all the hints I must have drawn the conclusion that the Knapps were killed. For some reason it was always somehow obvious to me.

Of course the official paperwork is needed in order to sell a house via real estate agent. I thought that the real estate broad must have somehow faked these documents / signatures. Or was she closer to the Knapps even before they vanished? A good friend? A (distant) family member? The girl on the photo that came with the frame?
